Apartment house Michelská
This part of Michle is typical for its great contrasts. The built-up area alternates between small-scale original village houses and four- to five-storey town houses. Beyond the intersection, along Ohradní Street, there are three twelve-storey tower blocks and another nine-storey block of flats on the northern slope above Michelská Street.
Michelská Street widens where it intersects with Ohradní Street, due to the historic footprint of the street, which formerly ran where the current parking areas are. With the widening of the street, the site has the potential to become a public space of local significance enclosed from the north and east by a mass of buildings. The addition of the corner house to the developer's site more clearly defines the northern edge of the public space.
The proposal foresees the demolition of the existing residential building no.403. Due to the requirement for underground parking (maximising the number of parking spaces and ramp access), it has proved inefficient to retain the existing building.
The mass of the house is composed with respect to the surrounding buildings. Towards Michelská Street the house is four-storeyed with a setback fifth floor. The house thus responds to the opposite street frontage, where four-storey houses with a gable roof or a set-back fifth storey predominate. The corner of the house is taller, five storeys and forms a counterbalance to the opposite house. The eastern mass of the house is three storeys high with a stepped fourth storey and is related in height to the lower development to the east (the former municipal office building, no. 6).
The house is proposed to contain 21 flats and a commercial unit with shop fronts onto Michelská Street, the entrance to the shop and the main entrance to the apartment house are on the corner.
The principal constraint to the development is the heating pipeline and its protection zone which crosses the eastern part of the site and surrounds it on the west and south sides.
