The design of the multifunctional complex complements the existing structure of the housing estate on Opatovská Street. The proposed complex consists of a commercial part and a residential part. Both of these parts respect and appropriately complement the existing development. The buildings are designed in accordance with the surrounding development as parallel to Opatovská Street.

The lower three-storey commercial building "A" is located in the southern part of the plot, thus completing the compositional axis formed by Opatovská Street with the Opatov Cultural House on the opposite side, and completing the commercial parterre. The volume of the building forms an acoustic barrier to the residential areas in the northern part of the site, including the existing development. It is envisaged that the ground floor will contain small shops accessed from the ground floor on both sides, with the 1st floor and the receding 2nd floor containing surgeries or offices. The building is designed as a long horizontal block set on a stepped base.

The design of residential building "B" is connected to the existing high-rise residential development along Jašíkova, Jezírky and Křejpského streets. It is designed as a merging of two masses. The lower four-storey part corresponds with the commercial building and the Opatov cultural centre. The nine-storey mass complements the verticality of the block of flats (nine, thirteen and fourteen-storey houses in the immediate neighbourhood).

The multifunctional complex is designed with two common underground floors. On these floors, parking spaces, cellars and technology rooms are proposed.
